I have ownership interest in all the properties I currently manage so I guess that explains why I never looked into the "rules" for managing properties I do not have ownership in but I certainly will now.

If the relationship is civil, I recommend you start by having a conversation that explains that you will be proceeding with an eviction (research the eviction process) and that an eviction will result in it being very difficult for the tenant to rent a nice home for years.

Just call your lender, explain what you intend to do, and they will confirm that it's not a problem.

This is my property and I do not need to explain to someone that I do not like their characters based on their life decisions.
