Thank you @Steve HallI think all aspects of our economy are connected. if RE goes down by that much, we will see stocks and other equties suffer as well. 

It makes life very hard in some aspects. 

Check your local town regulations if there are any restrictions on number of people in the home etc.Money wise you really just need to read this site and others about the financial aspects. 

Similar Gross Rental properties are sold at much higher prices in MA area, and with even lower caps when in ok area.Consideration and thoughts needed for aspects of financing and the likely sources of financing.
