I have an idea of other criteria I would want, but knowing I still have some more research to do, I wont be too specific yet.I am an NC State employee with some good resources for potential high quality tenants, and knowledge of the area.

The biggest employer by employees is HEB, the grocery store, which is remarkable.

This may be tough to get around but that's where a lender can come in and help!

The big players and the largest real estate funds and acquirers are large organizations that absolutely care about what the pedigree of its employees looks like. 

As an AA, it's extremely tough to watch

The YC already can’t house all of their employees, they have them in Bozeman at hotels and are building in BS and at the GGI to house them. 

@Elias Munoz - I agree with others above.....tough neighborhood but it can be done. 

It might be tough in your environment just because rents are so high, so maybe look in a community just outside of where you currently are to try to find something a little more affordable.

I have a bit of cash saved up (about 45K), and I work at a blue-collar job as an Amazon warehouse employee (around 41K/year working 60 hours a week).I listen to at least 7 hours of BP podcasts or business books per workday at my job and am at a point where I am pretty sure I know what I am doing in regards to analyzing deals and getting to know the area I would like to invest in.

You'll definitely want to network with people before you buy a house because general contractors can be tough to come by right now.
