A good place to start is to get your hands on the T-12 for a specific deal to see what they are currently operating at and talk with your management company to see if they believe they can operate the property better.If you are just looking for ballpark numbers in general without having an actual deal, you can download IREM's Income and Expense analysis report, or create your own report by accessing the T-12s for the current listing in your target market.

I typically charge an hourly rate for permitting work because I do not know how long visits will take or what comments the City will develop.Go to your city's building department and download the list of plan requirements. i.e. # of copies, plan size, what needs to be shown on floor plans, elevations, etc.

MIchael, I've found the books and documents at nolo.com to be the best.I'd put my full faith in their CA lease: https://store.nolo.com/products/california-residential-lease.htmlOr save yourself some money and buy this book: https://store.nolo.com/products/the-california-landlords-law-book-lbrt.htmlIt has all the info you need about landlording in CA, as well as downloads of form leases that you can fill in.FYI, any written lease is enforceable.
