The lease and disclosures are tougher IMO. 

Does not having a seller disclosure pose an issue when trying to figure out ARV for wholesaling or flips?

Needless to say, she was highly motivated to sell and it's a high margin deal.Full disclosure...I don't enjoy attending auctions, or contacting sellers in foreclosure, so I train people how to do this for me.Hope that helps!

The only thing that having a license complicates is the disclosure that you are a licensed agent when soliciting deals.

1 time closing cost, for the BRRRR method, I am checking into it now for full disclosure to make sure there no hidden issues, that should/will save the average 10% closing cost on the refinance side of the deal into the 30 yr fixed rate. let you know how it goes  

If we use a profession mold removal company (and have air quality test done) do we still need disclose the mold issue on the disclosure statement?
