Depending on the eviction laws for the area and sophistication of the tenants it can take months and months to get them out.You can make a request that the unit be delivered tenant free on the upstairs unit as a condition of the sale.

The value at time of loan will be set by a fresh appraisal.You can draw up to the full amount of the LOC, since the CLTV is already limiting the entire loan balance total to be less than value of the property.

After watching Rent-A-Paycheck deliver a washer and dryer to my rental (and after ensuring they did a proper hookup), and reading The Landlord's Survival Guide, I'm thinking that there must be a way to balance acceptable risk of repair with increased profits.The Survival Guide suggests making different "package" levels, the equivalent of, say, a small, medium, or large fast-food meal.

Hi I just went through a stressful 4 month eviction lawsuit over a sub-lessor who was not paying rent.We're a couple days away from the Sheriff finally coming to lock them out...what a relief.Anyways I was wondering if it would make sense to meet them before and give them a letter stating how much back rent was owed and something on the lines of "if the back rent is not paid eventually then your credit will adversely be effected"I don't actually think they will pay now, but possibly settle the debt owed in the future.They claim that they will meet me before the sheriff comes to return the keys and move out.I was thinking of delivering this letter to themat this time.Then I would attempt to settle for about 30%-50% of the past due rent owed.

If borrower executes and delivers to lender note/DOT prior to lender wiring funds into purchase escrow there is no need for trust.
