Buying a property based on video tours and pictures isn't the same as seeing it in person, plus all the renovation and repair issues, winter weather issues, hurricanes, etc.

After George Air Force base closed, so did a lot of Businesses, Growth in the area stopped almost overnight. finally started to pick up again in about 2004 then all of the sudden home prices in the area rose 300-400% between 04 and 08...

I do home improvement projects over weekend for the past three years such as carpet to LVP, wooden duck to composite, game room to bedroom including working with city,  screened porch repair, custom closets, mudroom and some minor projects.

(A 3 family would be 4 units counting the exterior, so use $24,000 as a base number to negotiate with.)There;s also a database online you can check to see if the unit has ever been inspected.Good Luck!

Hi Jordan,A business partner of mine is working on a calculator that estimates the costs associated with holding a property, based on constantly updated real world data. 

I am basing my calculations on the lower number to be conservative.

These are not actual numbers but just for illustration purposes - though look quite realistic for the market I am considering based on Zillow, FurnishedFinder and other sources.Vacancy rates for MTR are low due to an acute shortage of nurses. 

Your agreements with contractor should be based on a schedule of values and when work is completed they get paid.

I have been speaking to the folks at Hamza Invests and they are confident that it can be delivered for much less based on my land costs but I don't want to fork over the money for their program and find out my instincts were right. 

I do think it takes far more time to master pricing than you make it sound because pricing based on beyond / price labs etc. is really bad.
