I would have made half a million dollars already with just 3 of "Jerryll" quality leads...And although this is true..We get Volume AND Quality!

I don't see how you could have gone higher than you offered and still made any worthwhile money with those numbers.

Acquired over $5M in real estate - which includes the path of buying a duplex with my VA loan, a SFH 5 months later with a 1% down loan, a 4-plex with my VA loan 2 years later, built a custom dream home with an AirBnB suite, completed a horribly over budget BRRRR SFR, completed another SFR that went way over budget, sold my quad for a 4-unit office commercial space, sold my 4-plex for a luxury cabin in Oklahoma AND most recently bought a brand new home to use part time while visiting my girlfriend/future wife in Florida.All of this wouldn't have ever happened if my butt didn't get dumped.

I think you've made the mistake of just asking for their price without asking about the value they bring to the table, which is how most landlords end up with crappy management and a list of complaints.

"it's been a great cash flowing rental" because it needed these improvements - deduct them from what you've made already, not what you're going to make.is this your only investment property?

But in my experiences here the couple times I have seen people pursue adding a second story the cost either was so high that the project died out or in the other case it made more sense to demolish everything but literally one wall of the existing one story and then basically build a new two story house around it.

If memory serves, we made this mistake just often enough to create a policy change where, regardless of any subsidies or assistance programs, you still had to meet our rental criteria.
