But if (1) all the free avenues of education are not working for you, ie BP podcasts, books, webinars, networking, conferences, etc, and(2) the free methods of obtaining leads are not working ie DfD, craigslist, zillow, etc, and (3) you can't figure out what you are missing in your overall strategies for making deals, then it is time to look for an experienced LOCAL coach.

Thanks @James Wise and @Mike McCarthyI've been conferring with my realtor, and they are adamant that if I sign an agreement of sale where the agreement specifically states that the property is being sold  "AS IS", that I in essence am waiving the home inspection contingency.

You'll get it if your curious and good at what you do.I have never worked in aerospace/defense (avoided them out of undergrad) but my outside impression is that there are appropriate layers of bureaucracy at places like Rockwell Collins, Lockhead Martin, etc.

I checked all the local jurisdictions including OPs and they each provide some form of affirmative defense to a subcontractor lien when the owner has paid the GC (in the residential setting).
