Sorry so late in answering my mentions @John ThedfordJust a few comments;Innocent until proven guilty applies to criminal law, no so much, if at all in civil matters.Brokering anything is basically facilitating a transaction between a buyer and seller for compensation and no, a broker does not need to represent either party, they simply facilitate or cause the transaction to take place.Disclosures, "I will rob you of your equity in my dealings" does not keep you from the legal consequences of robbery.

I keep hearing good things about Columbia and I know some folks from my area who are investing there in Medellin and they have nothing but positive things to say (Now that FARC is pretty much done it's a lot safer and since they had the civil war going on for so long until just recently there is a lot of new opportunity there).

It makes me nervous buying a lot we may only be able to use half of when our plans include using the whole thing talk to a civil engineer and get a referral to a wetland consultant who works in the jurisdiction this will answer your questions..

You miss out on the legal side, creating the general plans, architectural, working with the civil engineers, dealing with the banks, dealing with planning and zoning, the brain damage you have to incur at city and county commission meetings, dealing with the nimby types, and this list isn't anywhere near a complete list of preconstruction planning.It's great experience to have and i'd highly recommend learning it on someone else's dime.

If this is a cost plus, you need not to give him money, he will have to give you the quote, then you issue a check to the supplier everytime he buys them (your local homedepot calls this "managed account services"), for small items, he needs to fund it (or you expose $1000 as revolving fund, to be deducted at last payment). for all material receipts, he will have to keep all of it, and bill you a certain % from the total amount, if  doesn't give you the receipt, it doesnt exist (good way to keep your receipts too, have him submit it to an envelope along with a tape/tabulated excel printout). for payroll, you will negotiate a specific rate per trade (all inclusive to lessen litigation issues), and you will have to pay him 2 calendar days after he sends his payroll (maybe friday after work hours, or saturdays preferred). for your safety, be sure to get a waiver of subrogation on all of his insurances naming you as additional insured, call your local agent for this, they know best.

As well if an investor was hurt in a transaction and their was litigation you would be wide open to a claim.The only West Coast marketing guys I knew that followed the rules to the letter were Jay and Bill down in San Deigo they were RE max agents had their radio show and all transactions would go through a RE max agent in the state they were working in. and of course Brokers can give other brokers in any state a referral fee all legally.
