You mentioned your goal is to "raise a red flag" for this tenant's future potential landlords, but I suspect there is more to it than that.  

I was curious, if you have say an auto loan or maybe some debt in a credit cards.

If they raise the price of the internet, most likely your dividend will go up.

The post office should send you a card and charge you 50 cents or so for their new address, or the mail comes back as undelivered.

We are hoping to raise the rent to $975 for the current tenant when the lease expires in March (still below market and we should be able to get 1100).

Rents amount to about 1750 at the moment, but we feel we can get rents closer to 1900 given the condition of the units and the fact that rents have not been raised in awhile.

Since the bank wouldn't give me a loan unless I hired all contractors to do it, I took out personal loans and credit cards to pay for materials as I went little by little and was very resourceful finding deals on materials.
