I do have a duplex in Ladson and on the books it is an excellent performing property, it exceeds the 1% rule, and I paid 129K for it (I've only had it a year and a half so time will tell) but I had to be patient and then move fast.

I've been listening to plenty of Bigger Pockets podcast and reading a lot of real estate books, all of which have stated or written, "attend REIA meetings or become active in your local REIA".
