Letting some follow the rules and others break them is unfair at best.2.

Furnaces break, water heaters, roofs, etc.As your question, as noted, every traditional lender will want to see stable income coming in to support the recurring mortgage/HELOC payments.  

You may only break-even in the beginning but over time, this will be a solid winner.

Further, you would have no Liability coverage if someone is injured at the property.Have your agent check for what breaks the Vacancy (if you have furniture there and someone sleeps there multiple days in a week would that do it). 

During the visit, he recommended I start using a CPAP, take anti-depressants, and have a full-body cancer screening even though there's no history of cancer in my family.I don't work with anyone that tries to up-sell me. $9,000 is ridiculous.

Give her the option of breaking her lease or accepting the bait stations.
