The first thing I would suggest for you is to absorb as much information as you can through podcasts and the forums to help you better understand the in's and out's of real estate investing.

This implies residential units can be built at lower costs and provide better return. 

Numbers probably pencil beautifully, but there's a reason why. 5th ward was horrible back in the day, got better a bit, but now it's trending back to some of the worst crime. 5th ward is also a cancer cluster, not sure if you are aware of that.

There are markets that are better for cash flow and ones better for appreciation.
