@Brian Schmelzlen that may have been the case before, but I do believe rentals still qualify (that's not the case for some other energy credits, like geothermal, which went away anyhow).

Hi Benny,I believe the reason you can't get title insurance for 12 months on a tax sale property is because the seller may have right of redemption and be able to buy the property back within 12 months if they are able.I believe this is only true for tax sales and not mortgage foreclosures.

Either other investors have "ins" and can get work done much cheaper than I believe it costs (based on what I was paying in CT) or they are ok making very little profit.

I have posted this a hundred times:475.42-brokering without a license is a 3rd degree felony in FL.475.43-using contracts as a scheme or device to broker real estate is not legal.Brokering is the following--A BAR SALEAdvertisingBuyingAppraisingRentingSellingAuctioningLeasingExchangingFOR ANOTHER...so...this gentleman, even though believing he is doing stuff legally, is violating FL law.
