Yes, I believe you can indeed have them manually stamped as returned- be sure to also get a receipt of payment.

@Brian Schmelzlen that may have been the case before, but I do believe rentals still qualify (that's not the case for some other energy credits, like geothermal, which went away anyhow).

Hi Benny,I believe the reason you can't get title insurance for 12 months on a tax sale property is because the seller may have right of redemption and be able to buy the property back within 12 months if they are able.I believe this is only true for tax sales and not mortgage foreclosures. 

I believe my realtor wanted to do it after we get the home under contract.

If I really believed that flipping was better, then I'd be flipping. :-)

Either other investors have "ins" and can get work done much cheaper than I believe it costs (based on what I was paying in CT) or they are ok making very little profit.
