Has anyone Developed a Paper Lot project in Fredonia, AZ?

I have a property manager in place (one recommended by RTR) and he suggests (i) new build supply is way higher than demand (ii) realistically (if at all we find a tenant) we should target a rent of $2100 vs $2500 projected by RTR.

@Blair Bennett You need to calculate your Return On Equity ((Cash Flow + Principle Paydown + Projected Appreciation)/Equity).

Congratulations on completing your two rehab projects and placing tenants. 

To start out I want to find something to fix and flip that won't be a huge project just to kind of get acclimated.

@Alex D'Anjou I started out with smaller multi family properties which were a great learning experience and am now focusing on larger projects.

It is too early for me to state if this will be a decent investment, but the projected annual return was advertised at 14% to 21%.
