With these loans, we really underwrite the rental performance of the asset vs. the borrower, although credit does play a big factor, along with experience. 

Zillow gave me a rental estimate which is based on 2-beds and rentometer did not include data for 1-beds since it was searching within 1-mile radius.Is it a good thing or a bad thing if there are no 1-bed 1-bath in the vicinity?

I find myself trying to justify why the market may not be as bad and that the cash flow is worth the investment.
