@Elizabeth Colegrove I cold-called literally every regional bank and credit union in the area (the list was 30 or so long) and asked if they did portfolio lending, and if they would lend on a manufactured home being used as a rental property.  

They blight the neighborhood even more and frankly, they don't work.If you're looking for alternative marketing ideas, I recommend looking at online (PPC / adwords, Facebook), direct mail (inheritance, probate, divorce, vacant, expired, etc), door-knocking, networking, and cold-calling.

That might leave your current agent out in the cold if he usually does your listings so maybe they do a joint listing and split a 4% commission and you pay the buyers agent 2.5-3%.If you are holding it as a rental maybe agree to hire the listing agent as property manager, or just pay them direct on a note with 12 payments starting 6 months after you close.Just a few ideas, play with the numbers and see what you come up with.  

I have several SFR properties in Jacksonville, but live in Oregon, which is very sunny (& cold) today.  

It doesn't matter how well ventilated your attic is - warm moist air from a bathroom hits cold air in the attic = condensation.

Rental income is great but would be loosing the cold hard cash...

I was prepared with mailing but anything suggestion for cold calling.

It's the small multis (2 - 5 units) which do not have an easy solution - most of these were not plumbed independently for each unit on the cold water feed.  

I am currently cold calling but would really appreciate your ideas and suggestions.
