Make sure the property aligns with what retailers are actually looking for, or you'll sit with empty spaces for a while, and those vacancy costs will eat into your margins faster than just about anything.

The market value of a property usually doesn't dictate the insurance amount unless you've chosen to insure the property for what is known as actual cash value. 

For example if you can show more assets than the actual loan does that help you get qualified etc.

I'd compare prices of metal vs shingle to see which one actually cost more before picking which one to use.
