My understanding of the area is that the easternmost homes seem to rent quickly while you get a little less for rent and may have slightly higher vacancies if you get too far west.

There are areas around Sooner Rd,where I'd consider investing, but the rest of the area out West is still sketchy/war zone like (comparable to NE and SW OKC).

I might be a 45-60 minute drive from Murrieta.You also will have access to clubs in San Diego to the south (1+ hour away) and Orange County to the west (1 to 1 1/2 hours away).
