I'd hire a competent carpentry crew and stay in close communication with them, have them video call you daily if possible, maybe even travel to KCMO to supervise.

I advise you to take this time to make sure you get a updated rental agreement/lease between you and him, after you do the repairs; take a long, slow video and lots of photos of his unit (& the whole building- especially rental & public areas) LABEL & SAVE the evidence in a safe place (or two!)

Some recurring advice I've seen in the "Intro to REI" videos and in the forums is to be conservative when estimating expenses, and I'm finding that makes it difficult to make any property cash flow, especially if I'm living in one of the units.For example, this fourplex: https://www.zillow.com/homedet... is only 250k (which is so much lower than most other fourplexes I've seen that it seems like there might be some additional due diligence required).
