Add great amenities, beautiful photos, clean and new(er) furnishings. 

Plus, if you already have a regular LLC, you might want to use it as the operations/shell/property management LLC - the one interfacing with the public, dealing with tenants and contractors, leasing, repairs, marketing, etc...and that is just a shell LLC with little capital and no assets (vs. the asset holding entity one - Series-LLC - that is doing just that...holding).

Hire a cleaner to clean the house, they split the cost like its a utility or lawn service. 

@Angela Miller - This area has many properties that come up regularly but as @Ronald Starusnak mentioned, most need updating/rehab to be optimal rentals for the area.

If you are investing and trying to move from the left side of the quadrant as an employee or self employed to the right by being a home provider (investor), then year long tax planning should be a regular event for you.

We rent the apartment on the extended stay market which means we must do a deep cleaning frequently between tenants.

Have clean, safe, nice units at a fair price.
