Hi Carlson, typically this time of year is the worst time to rent units, however I’ve had some pretty good success with winter time leasing because I’ve certain methods that I’ve employed in order to get rentals rented fast and then managed efficiently.

My initial investment goal is to do a few flips for immediate profit i order to be able to pay off student loans, then pivot towards the BRRRR method for long term cash flow.

During the walk-thru the tenants would naturally bring up anything that concerned them which allowed me to address it.

I would only consider this method to keep from having to break up the slab to replace a leaking sewer pipe inside the house.The trenching from the base of the house out to the street is not a problem and you end up with thick PVC pipe that will last forever. 

I'm inclined to swap natural gas HW tanks for electric when they die to make it easier/quicker on replacement, but curious if anyone has been using tankless as they claim to have a longer life.
