If you want to skim coat it yourself, you need: 8 & 12 inch drywall knives, a mud bucket, a 5 gallon bucket for mixing, 45 or 90 minute drywall mix, and a bucket of premixed drywall mud.

We purchased a 6-plex that is zoned mixed use that needed renovations.

Out of nine mixed units roughly half did not pay.

If there was one piece of advice I could add into the mix is to make sure you have your projected renovation costs budget up front and have that cash in hand. 

The idea of finding a project or deal, or turning something in disrepair into something desirable appeals to me greatly.Over time, I’d to like to develop a strong portfolio that could include a mix of different investments.
