@Charlie MacPherson I do have an agent, but I've come to understand that my offer is "weak" compared to others, especially in this type of market, so an agent can only have so much impact.

And it's also very easy to add an addendum after the fact if you want the transparency.But the 1031 will not impact that buyer in the least. 

The most impactful thing for me is the concept of "how can I do it" vs "i cant do it".
