I prefer month-to-month or a six-month lease, with the understanding they have to sign a one-year lease in the spring.I definitely understand that a longer term lease favors the tenant more than the landlord.

Down side would be having to keep the money in the SDIRA, not as favorable loan options (non-recourse required) & possible UBIT tax on SDIRA, not solo 401(k) from what I understand. 

Overall it is a very difficult market to be in but depending on your investment strategy it can still work out in your favor. 

Usually terms are more favorable and its less expensive.

I have time to make this work but definitely want it to work in all our favor.

However, I don't see a judge ruling in the landlords favor lol. 

Do yourself a favor and save up 5% for a conventional loan.
