thanks for the replies.i used to buy houses for 59-69k with 20 in updates. and now the house across the street was listed at 99k with TON of updates (~20k). today it came down to 89.9k and they just accepted my offer of 80 for that house.but that's not the point. the point is that when you include vacancy, repairs, maintenance, that house gives you around 215 cash flow per month. when you exclude those figures, it cashflows very good, around $584. i am just so mad that the higher prices are pushing me out of the rental market and i wont be able to find anything that would cashflow in 1-2 months. this house has a ton of work and just 1.5yrs ago i bought the house across the street for 63k.not sure if i can post this correctly, but here's what the numbers look without repairs.

With no civilian airport and few economic drivers (other than Cannon Air Force Base), I don't see much potential for growth here.By contrast, Lubbock has a real airport and is home to a large public university, several sizeable medical centers, and a thriving tech sector.Sign me up!
