Is there anyone in GA who has tried double closing this way and if so, is there a title company or closing attorney you can recommend ?

Nothing says value, like being able to go on an extended vacation knowing that rent will be paid on time and any problem that comes up will be fixed! 

I would get a really good real estate attorney to form up the contract up if you want to get seller-finance going for your place.

That is more for short term than mid term, but if you can throw an extra dryer in the basement, that really speeds up laundry. 

The seller was motivated to close quickly, and we negotiated a favorable price of $80,000, allowing us to secure the property at a discount and capitalize on its renovation potential.

The only caveat is maybe if you have property management set up that can handle it all, it becomes their problem to manage.I'm in the residential world, so take what I say with a grain of salt.

Most simply don't have it and or also have very limited sales and closings skills ..

I never imagined I would sell or refinance the 2 best ones because I have 2.65% mortgages on them and they cash flow well, but want to make sure my equity is working up to it's ability for me. 

Eager to learn about RE tax write-offs, how to document/keep up with expenses, what can be written off, etc. at this point...However, the 3 RE focused CPA's I've visited with want $5,000 annually for a couple hour sessions a year and a few recorded classes and other resources, which does not include tax preparation. 

More of more people have been bringing up the fact that Jeff Beach has taken money from them.
