Visit local real estate investment clubs and seek out the hosts or owners.

Most serious investors attend events where they know the host or have heard about it through another investor.

I have attended two meetups hosted by Deren Huang here in Tulsa and really enjoy meeting and listening to locals stories!

Hi BP community - I'm currently looking for a very large home or estate available to rent for the weekend (or at least overnight) to host a wedding of 150-200 people.

Gulf Stare Home Buyers was hosting one, but it's been almost a year since they held one.

They really do tend to bully their hosts but I have found higher returns/rates on VRBO/HA as of late though I believe OTA's are market specific (to your point). 

I am still a new host and air bnb has not been what I expected so far to say the least.
