The business has very low overhead, has no employees to pay, and has zero debt.

It depends on your risk tolerance you can find these properties on MLS but they will have lower yields, because you do not know what paperwork is involved you probably need someone to help regardless, a realtor will do this "for free" on MLS properties. 

@Marina Man I buy a builders risk policy on each property and convert it to a vacant home policy when the CO is issued.

Even if they threaten a lawsuit, I don't think they have grounds.You might want to check the Master insurance policy of the Condominium and see what it covers.

I now have a company come to do annual exterminating, it isn't expensive and zero complaints about wasps...I was forced to evict when we had a problem because as you stated, it wasn't happening.
