Would it be worth it to create a new LLC and quitclaim the Lee lower end properties to it?

Slightly different, but I used to have a money partner that provided all the cash, and I did everything else.

Since the remaining tenants have still been paying, I'm not sure that I can treat the MIA tenant as absent.Let's say the remaining tenants decide to move out (probably because they will eventually have trouble paying) and I make the refund check payable to all the tenants per the rental agreement (and to protect myself against claims from the MIA tenant), but they can't cash it because they can't reach this third roommate.Any recommendations on what to do with the money or what course of action to take?

Should I sell it to a cash offer company?

The home owner has listed the house at 140k, as they do owe 2 years worth of taxes and are eager to sell. 

I am looking to stage a cash-out refinance to occur the same day I close on a property.

I am just thinking ahead, just in case, but wanted to get input on what options I could have with current tenants in a lease that might not expire for close to 1-2 years from now in the event I "needed" to sell a house or two, either for a better cash position for myself, or to 1031 into a larger investment property, etc.?
