If they have demands at the showing or early stages, it is often a clue the unit is simply not a good fit for them.For example, if someone comes in for a showing and says "could we make the whole place x color" I just say "no" and move on to the next tenant...They are really telling me (in landlord language) is that the unit as is is not ok for them but they think if they can put their stamp on it, then perhaps it will work out...

Quite frankly, I have no clue about how insurance covering a property works, especially in regard to a multi family.

There is a golden clue here- many, many sellers move expenses into capital improvements a year or two prior to selling.

Most attorneys in MI, has no clue or not interested.

I have no clue what's coming next but I don't see significant drops in rent in most areas so as long as I have a solid cashflow I'm cool with riding out whatever may come.

@Sakib Jamal   no disrespect my man but many people pop on here.......aren't serious about Cleveland ...or investing in general and are simply tire kickers.No BP profile with a picture or even where you are from set up is usually the first clue.

Gurus, mentors, coaches and RE investors simply play down the risks saying deals are anywhere between risk free to minimal risk, IMO they don't have a clue as they have not been hammered (yet) or if they have the issue must be denied.
