I learned to be a owner you still need to do your homework and make sure you do visits and drive bus ...if you find anything that not in contract when you visit you stand to your guns and talk to your attorney and advisers to rectify the condition immediately!!.  

Yes it can protect you, but so can paying someone to drive you everywhere in a bus with you as the only passenger. 

Lastly, make sure you stay top of mind and follow up with them.If you are out of market, make a trip and tell them you are coming in town to see properties.

I always say you drive the bus I just try to help with directions. 

This could include things such as addressing trip hazards, safe and sturdy fences, mold, asbestos, building code issues etc.For the outside attack, do you act with integrity, grab an uber when you drink socially, treat others with respect etc and that goes for your dependants as well.
