Its hard to find comps in the little town we are in, but I am estimating the house would sell for 150-180k, rent would be about $1000, with a $750 positive cash flow.

I know of many homes that are booked 100% of the year in small backwater towns, 30 minutes away from everything simply because it has 9 bedrooms and almost as many bathrooms.

The mortgage (owner claims no second mortgage) has been discharged through the CH7, there is no HOA, and I verified with the town that the taxes are current.
