Hello,I am currently an Army Officer set to get out of the military soon, and stationed in Southern California.

I know the office is on Boca Chica, across from the Home Depot.  

As a former Law Enforcement Officer im very ambitious and motivated and very excited about this challenge, always wanted to get into real estate investing.

I plan on retiring from military and eventually become and officer upon retirement Id like to transition into RE and make it a full time job.

The counties accessors office listed taxes as $282, I wasn't sure if with a duplex the $282 was for the whole building or per unit.

You certainly have to talk the local permitting office.  

The house was little more than a tiny shack built at the turn of the 20th century, so we tore it down -- the deal was essentially just for the lot.  

So yellow letter marketing which i do myself a little time consumming but I do roughly 80 bucks a week this allows me to mail out 120 letters.Since I usually only send out letters to 2-3 zip codes in my area depending on how many names I get off of freedom soft Im still going back and forth to the records office to get probate list so I can be doing something while I wait to see if I get any hits.  

That's LR, kitchen and 1 bedroom and an office.

It all varies and is complicated to explain so much so that most Loan officers are not even sure how VA entitlement and partial entitlements work.
