You can't know which kind of appraiser you will get but you or your agent can usually have a good idea how the property will fare overall just from  a thorough walk through. 

I know thats a long winded response but overall I would recommend to be thorough.

You will either LOVE being a DIY property manager or HATE it.If you want to DIY you have to be ALL IN to be successful or things will slip and you will lose money.Otherwise, hire a thoroughly vetted PMC.
