In IL allowing pets will widen your renter pool a lot.

@Tyler D'Alessandro A good tenant pool to pick from is what will sustain a long term buy and hold better than any other single factor in my opinion.

Pool homes rent much better than homes that don't have a pool!

If you don't allow pets, it could hurt your rental pool.

Tenants all have an obsession with being homeowners, and they sign the lease with almost no questions (wanted a pool in tiny backyard, wanted a trampoline insurance won't cover, wanted 14-month lease... ) I just finished installing a brand new whirlpool dishwasher with safety controls on the top of the door so kids cant reach, think i got a thank you?

However, just realize that not everyone has FB (I don't even have it), so there will always be a segment of the rental pool that you're missing if that's the only place you advertise.  

There is a young guy in my neighborhood that bought a huge 4 bed 3 bath house with a pool and rents all the other rooms I can tell because there are 6 cars parked there at night.
