I'm wanting to get into Multi Family development in the Houston area and have started to look at potential projects.

Most of the big land wholesalers whole-tale the deals, meaning they actually buy/close on the land (using their own money or other people's money) and then list on the MLS to sell, because it is very difficult to find buyers without widely marketing it. 

For the flip itself, this would mean a GC or better yet, have a crew there that can handle 60-70% of all the work meaning they are there working on it the day you close and stay there throughout the process till it's completed. 

They also need to report the sale value for the state as well because in many/most places there are state/local taxes on the sale based on the sale price. 

Tennessee’s no-state income tax policy can be a nice perk for long-term wealth building.Indianapolis Pros: Having real estate connections in Indy could give you a competitive advantage on deals, local market insights, and trusted contractors, which can be invaluable for a BRRRR strategy.Ultimately, your “competitive advantage” might be stronger where you already have boots on the ground. 

The problem is I Don't know what kind of contractor is nessary or if it's multiple contractors.
