I envision this relationship as a two-way street—I'm eager to offer as much value as possible, like identifying potential properties for investment or helping with digital tasks (like websites and social media).I've recently set up my LLC here in South Carolina, but I'm somewhat unsure about the next steps, like where to find private money, locate properties, or structure owner financing for multifamily units.

It does not answer every question (are they under/overcharging, do they have egregious cancellation terms, do they have silly rights to sell your property, do they have two and half pages of ticky tack fees, etc.), but something has to go reasonably right for a PM to have 95% occupancy or greater on a several hundred unit portfolio, in my view.

I've already done quite a bit of research in my area and can already pretty much tell you what a property is worth or at least generally what it will sell for as I spend about 3 hours a day looking at properties and have been doing that for about a year to make sure I'm prepared on the accuracy side of things.I do have a family member that is a real estate agent in the area, but I'm not sure if a standard single family residential agent is the correct connection for multifamily.

If I sell the house for what I bought it for net of costs, I would think that there would be $100k in gain + recapture.
