Good morning,There is a home I’m interested in for a single property investment: Ask 160k, prob rent 1300/month , Elderly owner prob owns free and clear I’m not dead set on this home but I like the property and the location!  

Start talking about numbers, locations, and rehab budgets. 

Luckily, because this property is a new remodel and a beautiful location next to the beach, the appraised rental comp’s were about 35% below market ($6200/month)!

I rented an apartment and the property management company added 6 k in move out charges to repaint the entire interior of the home due to minor marks (didnt give back 4 k security deposit and charged 2 k on top).

I have been shopping around in my Local area and some of the plots seem a little steep but they do have good location. 

I chose those locations because I would like to drive to the property.

TD is only east coast I think, not sure where you are located, but LOC on investment properties are niche, but there are banks that will do them!

The other factor is location.

I would like to be buy a duplex Honestly anywhere I can afford and the location has opportunities to grow.
