Two more question:- Some of you have suggested taking out a 30 year and just paying more... in that scenario, wouldn't you be paying more interest than you'd have to on a 15 year (due to the amortization schedule, and you're paying more interest as a % of your monthly payment in your first couple years).- It seems like there is quite a bit of fascination here with regards to cash on cash returns.

Hi.I'm scanning online at all these CRM programs and softwares, and I'm curious to know if they are a "must".Is there another type of peogram out there that can track all your clients names, contact info, what they're seeking, and a scheduled calendar?

Vacancy isn't something that's deductible in the sense that it's a line item on schedule e-it comes in the form of less rental income.

Your elderly owner will need to go down to the court house and file eviction action for non payment of rent. which will take several weeks to get scheduled and she will have to pay a filing fee for that.
