Should i look to investors/ loan/ line of credit and borrow money or wait like a year and save up?

Unless you are doing good volume it likely is not going to save you much.

It used to work wonderfully because I could bounce from computer to phone and not lose my spot.Fyi Youtube is also a good workaround . 8 times out of 10 it saves my spot between computer and phone.  

I am just trying to save on the commission of my own house transactions so not sure if I should take the exam and get the license yet.Thanks everyone!

The clearer you are on what you handle and what you dont, will save you problems in the end. 

@Jay Hinrichs I’m 25 work in the steel mill near me make pretty good money and have been saving a couple years I just feel like I’ll be old by the time I could actually afford a big building.

On the other hand, if you think there's no chance to save this tenancy, then you're probably better off just ending it now before the winter months come and finding better tenants at the higher market rate. 

Find a good PM that will save you a $100 through good management.

The home has an extremely comprehensive warranty for the first two years and I had the crazy thought of just not saving for any other expenditures for the first two years in order to save the cash flow from the home and money from my 9-5 to buy another home.

This saves all of you a lot of time and trouble.Your idea of an open house is a good one depending on the market.
