SF has expanded some but it's only been the last few years that the market has recognized an equalization between NOMA and SOMA but that's been mainly the result of MASSIVE office growth in SOMA.

If you have a good track record with a lender, you can probably find favorable terms because you've proven you know what you're doing.I suppose that is why some investors stay with the residential programs in the beginning and work their way up to larger commercial or portfolio financing.Ultimately, if you find something where the numbers work for you, and you're comfortable with them it's not going to matter.

I self-insure about 50% of my flips these days (I have my own criteria for when I do and don't), and I recognize that I'm always taking a risk of losing an entire investment if things go horribly wrong; on the other hand, I've probably saved $10K over the past couple years by self-insuring.
