I read somewhere that a good IRR is somewhere between 18-20% so this being 33.60% already seems almost too good to be true..

@Wayne Brooks I read it wrong I thought the electrician pulled the permit.

I read the 30 day rental but didn't seem helpfull for hosts in different timezones.2) My old condo bill electric bill was nearly $500/month thus I had to sell. 

It's against conventional guidance or what you read on the forums, but I have no regrets. 

Hard to read and simply just unprofessional.

The Type II still feels like a gray area, unless I'm reading it incorrectly.
