If the developer doesn't give you the information you need to provide the bid, it may be an indication of other things that will be missing once you start, things they overlooked that can slow down construction etc., and end up costing you a lot of time, and profit due to longer term for financing, etc.  

Problem is it builds income to us slow.

They are in the best position to accept a deeper discount on a ho-hum note, a default or a slow pay as well as a performing note.

I would take things slow and gather sufficient details about the opportunity.  

We are just in hyper growth mode so my husband can leave his job and I anticipate things slowing down a lot over the next 6-8 weeks

Or is this just a company trying to sell me their product?  

Granted, maybe not many sellers would do that, because it seems counter productive if they are sincerely trying to consummate a sale.

We do a thorough inspection and know exactly what needs to be done between tenants and have the right people tools and product ready for that day.
