I would suggest refinishing them and just go with a new wood door of your choice.

My contractor threw on a new layer of paint throughout entire house, replaced carpet with hardwood laminate, restored the wood on the staircase, and refinished tub/vanity in bathroom, new blinds and fixtures.

I drove by this set of 4plexes the other day and noticed that they looked all run down and have ply wood covering a hole where im assuming used to be the balcony.

I would consider picking up some premium property, maybe SFR or MFR in Texas.

Anytime that happens you are not always in control of the deal and you will be paying a premium for it.The key is to go directly to the sellers. 

It depends,  it sounds like they are older picture windows probably with wood frames?

Either way, I think I'd go with the stain, because I think the wood grain look is more elegant. 

Knock on wood to this day, I have not had a major issue with either tenant and neither of them have missed a rent payment.Unless you're going to substantially raise rent and kick one or both of the tenants out, my personal suggestion would be to let it ride for a few months to see if the tenants are going to work out before deciding to put the current tenants on an extended lease.  

If high end, I would stain and polyurethane the wood not paint which I do for renters.
