I have a rental two unit building which has a main entrance door that tenants tend NOT to shut because the door opens either by key or someone physically opening it from inside which is a hassle for the the upstairs tenant.

You could set option purchase price based on appraisal at the time the option is exercised, I’ve seen this done.  

Do a gross rent multiplier exercise/comparison?

It is zoned as a multifamily but not built with separate units.Can we rent this out with two separate leases or does there have to be a physical barrier between units?
