I know adhered vinyl tile is  louder for anyone below.I've laid a LOT of 'fit-it-expletive-click' vinyl of various grades/qualities & all of them beat the adhesive route. 12mm minimum with adequate cushioned backing already adhered to it & we do it ourselves. 

Is there poor grading on one side of the yard or a downspout that needs to be extends or no gutters? 

...depending on the layout of the house, sometimes it's fairly easy to build an ADU and get a very, very high return.Second, what is the grade of the neighborhood? 

These are A grade areas.

That’s definitely above my pay grade.

He does great work but is pricey so I would not use him on anything less than a B+/A grade flip. 

Moral of the story, don't buy D grade junkers.Cleveland's got many great neighborhoods to buy in, great returns, 15% return in a solid C market is do-able with some elbow grease, but don't expect 15% returns turnkey or tenant ready on the MLS in today's.

They are more commercial grade and you don't need to recharge them or change batteries.They have a website.

Up grade later if you must!
