I run an AirB&B (with superhost status) in my home so am accustomed to sharing my space with others and being respectful of other's personal space.

For example, if your property is owned by an LLC meant to protect your personal assets that could become moot because you are purposefully and knowingly choosing to operate in an illegal manner.

Then I was blocked because I can apparently only start 10 conversations per day.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

I am potentially interested and from the initial conversation looks like something I'd like to move forward with. 

Unless either of you are in construction, why are you thinking conversion or build instead of renovating an existing multifamily to get the increased equity that way.Very few areas are pro going from one to two units and zoning is the major issue.

Was a personal guarantee required?

I personally chose to seek after a firm that was doing deals but not offering a coaching program.
