, or frankly just well-intentioned government regulators looking to stay active in their bureaucracy (I have personally seen this) get involved, then that same interpretive leeway gives the regulator even more power at the expense of the public interest.

My GC's have been ok, but they know they are getting paid no matter what happens with the rest of the deal, and I like the idea of sharing that risk and responsibility with the person doing the work.

I personally am located and invest in the Colorado Springs metro area and would advise that you may not find many BRRRR opportunities on-market and will have to do some work to find these deals off-market.
